Acres: 1915.19±
Price Per Acre: $5,208

The Sagardia Brothers Ranch comes with rich history of a multi-generational Basque family who immigrated from France in the 1920’s and started running sheep on this exact property almost 90 years ago. At one point their operation grew to over 20,000 head of sheep scattered across the west and east side of the San Joaquin Valley. It wasn’t until 1979 when they had the luxury of moving Westlands water up to the property to start their venture into irrigated farmland. The current family members have continued their ancestor’s legacy of farming these fertile soils and maintaining a balance of open land to irrigated acreage. The entire ranch is 1,915.19± acres, with 473± acres planted to almonds and the balance being open farmland or grazing land.

From Interstate 5 & W. Panoche Road head to the west. The start of the property includes the first almonds you see on the north side of Panoche Rd and if you continue, the shop/equipment yard will be adjacent to the almonds. See Property Overview Map on Page 2 of brochure for directions to all parcels.

See brochure - 11 APN's. According to the county, all the parcels are currently located within the Williamson Act contract except 64.75± acres (APN 027-050-20s)

Of the entire 1,915.19± ac. Sagardia Brothers Ranch, 728.78± acres are in WWD Priority II and 509.92± acres are in WWD Priority III. Several years back the district combined Priority I and II so they are equal in comparison. The primary difference between WWD Priority II & III is that Priority III land does not receive an annual allocation, but Priority III land can still purchase supplemental water, hold/carry-in water for that acreage, and transfer water from another WWD property or landowner. There is also access to M & I water which may be used for livestock. Contact Westlands Water District for additional questions between the different priorities. There is one domestic well at the headquarters which supplies water to the shop & office.
