The property is irrigated with well water and has access to non-contract water from Semi-Tropic WSD. The well is equipped a 250HP electric motor. There is also 1 out of service well with a 200HP eletric motor. The orchard is irrigated using the bordering North-Kern WSD reservoir via a written agreement through two 75hp lift pumps with two Netafim cartridge filters stations and then dispersed with a dual line drip. The land is located within Semi-Tropic Water Storage District (STWSD) and has 2 non-contract meters (U80 and U98) with pump back devices. In 2021 STWSD non-contract owners are assessed two primary charges; water charge of $113/$117/$122/acre foot delivered when available (winter/summer/allocated), and an ET charge. Pursuant to the STWSD intermittent agreement STWSD has the right to use the well to pump back a balance of 1,811.36 AF (as of December 31, 2020) of water into the district when needed at STWSD expense and when the owner is not using the well. In 2020/21, on behalf of the STWSD the Kern County Tax collector collected a Charge of $139±/acre with the 2020/21 property taxes.
