Description

An exclusive offering of quality pistachios and open land located near the city of Coalinga in the Pleasant Valley, Fresno County, California. The 3,728.12± acre acquisition includes 1,564.62± planted acres of pistachios and 2,158.83± acres of open land. The pistachio varieties consist of 340.02± acres of Golden Hills and 1,224.60 acres of Kerman. The before mentioned acreages include 34.69± acres of leasehold interest land with pistachio plantings and a solar array. The trees were planted from 1999 to 2019 on both Wonderful and PG-1 rootstocks.  All but a small portion of the acreage is in the Pleasant Valley Water District, which does not have any surface water deliveries. The primary source of water to the orchards is provided by 12 pumps & wells with an extensive drip irrigation system. Tracts 7 & 8 reportedly have rights to access supplemental water from the Pleasant Valley Water Conveyance Partners (PVWCP) infrastructure, when available.  Multiple solar arrays were constructed on the tracts to maximize energy efficiency and lower power costs.


Location

The 8 Sandstone tracts of land are situated Northeast and Southeast of the city of Coalinga as described below. Tracts 1 & 2: The East side of the Fresno-Coalinga Road between Gale and Phelps Avenues. Tract 3: Lying adjacent to the Coalinga Municipal Airport on the North and West sides. Tract 4: The North side of Jayne Avenue, adjacent to the City of Coalinga. Tract 5: The North and South sides of Lost Hills Road, ¼ mile East of Merced Avenue. Tract 6: The East side of San Joaquin Avenue, ¼ mile South of Conn Avenue. Tracts 7 & 8: The South side of Jayne Avenue, lying East and South of the Pleasant Valley Prison.

Water

Irrigation water is currently supplied by twelve (12) groundwater wells and distributed to the trees via a dual-line drip system with a portion supplemented by micro-emitters.  The properties are equipped with sand-media filtration systems.  The properties are located within the Pleasant Valley Water District, which has no surface water deliveries. However, Tracts 7 and 8 have infrastructure from the Pleasant Valley Water Conveyance Partners (PVWCP) with access to supplemental irrigation water from PVWCP, when available.  According to management, the property’s access to the Pleasant Valley Water Conveyance Partners infrastructure has historically allowed supplemental water purchases that can be banked and utilized throughout the remainder of the portfolio.  Banked water will reportedly be pumped at about 90% of purchased water (10% loss) and can reportedly be pumped from any property under contiguous ownership.
