The property is planted to Patterson variety apricots planted in 1988±. The producing apricots are spaced 16 x 22± centers for approximately 136± trees per acre. The production records are available upon request, but typically and historically 16 to 18± tons to the acre.
The subject property is located just east of Westley Road exit off of the I-5 corridor. Travel easterly to the property just approximately ½ mile of Stark Road, Westley, CA, 95387 in Stanislaus County, CA. The property will be on the south side of the road adjacent to the Home Ranch and Needham Ranch.
All of the irrigation has been provided via hose pull sprinkler system from a deep pump and well on the property as well as district water from Del Puerto Water District a federal water district which receives water from the Delta Mendota Canal. As an addition, this property also has the ability to pump good quality water back into the Dell Puerto Water District for credits per the Seller and DPWD transferring portions of the water.
