Water

The subject property is located in and receives water from the Kern Delta Water District. 154.02± acres receive Eastside Utility water and the remaining acres receive State Project Water. District turnout 2-0 293 services the farm with either gravity flow water or by 30HP electric lift pump. This district receives water from the Kern River and State Project March 15 to August 15 of each year. In 2009 the assessments and water costs for the 154.02± acres receiving Eastside Utility water were as follows; $7.31/ac assessment, $17/AF for the Kern River water and $47.50/AF for State Project water. The remaining 444.4± acres assessments were $10.65/ac and $54.49/AF for the State Project water. There was no proration for the Eastside Utility water in 2009. Water is delivered to the fields by a series of underground PVC/concrete pipelines and sprinkler laterals by 4 electric booster pumps + 1 rented diesel (not included in sale), 3 reservoirs, and 3 return sumps and pumps. The property has 2 electric wells producing a total of 2,595GPM according to pump test dated 12/4/2009. The Seller’s own 68.75% interest of the 150HP well and 100% of the 125HP well.
